3,000 USD Akiya for Sale in Japan – But Something’s Off…..

Here’s a great example of why it’s important to partner with a trusted licensed agent when buying property in Japan. This home was a bit strange from the beginning. The listing info and photos did not match what I was looking at. I go into the story about what happened when we tried to move forward with the sale. The “seller’s agent” started asking our team for personal information including Japan’s version of the Social Security Number; which of course is a huge red flag.

I didn’t mention in the video, but we also discovered the home was “owned” by the selling agent, but not actually owned at the time. They had a direct deal with the owner and was planning to buy the home to quickly resell as soon as they had a buyer in hand. This is also very strange and not good business practice. Long story short, we refused to work with this selling agent and did not pursue the property any further. Bullet dodged!

  1. we've been noticing a lot of horrible properties recently. Such as if you dig into it you find your only buying the house and not the land and that you have to return the land to its original state by 2040 as an example.
    The house in the video if it was rebuildable has potential.
    There are enough homes out there that there is no need to risk working with something that's not 100% up and up.

  2. If those questions were being asked in the US, it would indicate identity theft. I know there are companies in Japan that help people disappear, and perhaps they need those numbers to give other people new identities? That's pure speculation on my part. It's hard to understand how scammers scheme.

  3. Interesting home. If somthing doesn't "Smell right" run, too many good houses to waste time playing games.

  4. I'm guessing this is a Small scale scam where they are just trying to scam small amounts of money. I also heard about these real estate scams many years back.

  5. Can the title info be searched through government records? The owner identified from tax records. I would like you to pursue this and make an update video getting to the core as a cautionary exercise or possibly clearing up the unknowns with the owner. He may be at risk dealing with the agents. If so the agents license could be questioned.
