50K USD Kyoto Akiya Home For Sale – Full Tour

Hey guys, Ron here with Rising Sun Properties. This uh next property is in Kyoto in a very interesting build. As you will see, um these older homes, you see a lot of just kind of weird things that are going on. I don’t know why they were built that way. You definitely will not see properties built this way these days. This is I think around 50,000 USD. So it’ll give you an idea of what you can get in Kyoto for this price. It is, you know, on the affordable side. However, not a property I can highly recommend people purchasing. If this is within your budget and the location, Kyoto is definitely where you want to be. We can certainly move forward with properties like this and certainly have with other clients in the past. Um, like I always say, if you can, you know, raise your budget a little bit, you you get what you pay for, and you’ll see why. These are just, you know, older homes. They’ve got issues. They’ve got cracks, and the the layout of this place is just kind of uh weird, as you will see. Check out the the bath and the toilet specifically. So, thank you so much. Had lunch at a Nepal restaurant that was delicious just right down the street from this home. You know, these houses are older and the neighborhoods don’t look great, but lots of people living here. Very lively neighborhood. Lots going on. There’s this very interesting shrine across the street from this home specifically. It’s down here to the left. And this is the home with this beautiful yard, if you want to call it that. Um, it is technically a yard. 7.4 million yen. Two-story 3DK built 1973. About 63 square meters. 40 minutes from Kyoto station and a 3minut walk from the bus stop. Here is the layout of the home in proximity to Kyoto station. You know, right away you just see these cracks in the wall. Very typical of a home this age. Here’s the side with more cracking. Again, some of our clients do feel okay and do move forward with properties like this one. You can see just by the break or the the age of the home. That’s completely fine if this is your budget. We always do what’s uh what our clients want us to do. We’ll consult and give you insight to our experience and our opinions along the way, but in the end, the decision is yours. So have sold many properties exact not exactly but pretty much exactly like this one as far as age, condition, price range. See it does need a lot of improvement. I do all these videos basically all by myself. I do the videoing, editing, voiceovers. Um water was not on. So you know these videos might not be as polished as some but u I I do enjoy doing them. And thank you guys so much for watching, liking, and and commenting on the videos. See, this house just has just old. You know, the floors were a bit soft. It was dirty enough. I did not take off my shoes, which is sacriiggious here in Japan. Makes me feel a little bit strange, but that’s what I did in this home. If they’re a little bit dirty, I do leave my shoes on. If not, I take them off. You can see the age on this tatami. Floors were a little bit soft. Just some plywood underneath. I try to get in and see what I can. Some vintage Japanese newspapers down below there. And you can see some of the plywood. So, they’re usually a little bit thinner, which gives it a softer feel on the floor. Just overall older home that has not been updated or upgraded in any way. Very typical. The home after this has been upgraded. You’ll see that in the next video I post. Very lively neighborhood. Lots of people walking and riding their bikes by. Here’s the [snorts] bit of creaking on the floor here. Yeah, it’s an old home. Um here’s the height of the door frames. Pretty standard. Um Tatami needs replaced for sure. feel really soft, but I think that’s just because of it’s a old tatami. So, standard closets and standard conditions for this price. Yeah, as I mentioned, sometimes when the tatamies old, they just get soft. And here is the back area. And this is what’s interesting, if you will, about this house. There’s the hookups for the washing machine. So, if you stuck a washing machine out there, not a lot of room, but that’s where it was. These old builds just are just have strange layouts. Here’s the toilet. So, you got to go outside, get in the toilet. You could probably close the door when you’re in there, but quite small. Toilet looks like it’s been upgraded, but the rest of the place can use some TLC. You see even across the way that other house, it’s got a crack. All these old homes are basically the same as far as conditionwise. Here’s the other side. Open the door. You got the the baby blue. No vent uh with a fan anyway, but a vent there that you can just uh open up. Very small square tub. You see this brand, this style in all the homes this age. They’re they come in two sizes that I’ve seen pretty much. The square one and the one that’s a little bit longer. very deep, but not very spacious to get your legs out, that’s for sure. So, that is the first floor. Take a look up to the second floor. Here are the stairs. Stairs are not as steep as some of the the ones in these old homes. They can be very steep sometimes. These were not too bad. Two rooms up here with a a balcony. Everything just felt a little bit soft. See these old walls? Everything needs upgraded closet standard. These stucco walls. Checking out the ceilings. Looking for water leaks. There is coloration going on up there. And I’m sure there’s got to be some leaking. Um, but I don’t quite remember. Maybe we’ll we’ll see in the video as we go. Here’s the balcony. The steps to get onto the balcony are always a little bit awkward. Balconies, I always go on them. Uh, they feel stable enough. I don’t feel like it’s going to fall over right now. These standard awkward ways to get on the balcony. Ah, okay. Almost hit my head here. Doesn’t feel too stable to be honest. My gosh. Kind of scary. See some cracking on the walls here. Pretty standard. But this is what you can get in this price range. So, you heard my live comment there. The balcony didn’t feel too stable. Again, I don’t feel like it’s going to collapse or anything like that, but something that could probably use a little upgrading as well. Here’s some spots on the ceiling here. Old Tatami. Place for your air con there. You see the hole in the wall. So, not exactly sure what’s going on with the ceiling. But I assume always in properties this this age that there’s going to be some kind of repairs that need to be done to the roof. Here’s a closet space making way for the stairs. Attic crawl area. I did not get up into there. and a plugin for I guess the aircon. Might be able to hear Sud in the background working hard for our clients. Here’s a look out towards the front. All these homes do look like they’re being lived in. Um little, you know, a little bit dirty neighborhood, I guess you can say. Um some trash laying around. Not sure what’s going on. Here’s some sliding shutters that you can close when you’re away from the property. And there is the tour of the property. So, Kyoto, you know, beautiful city, very tourist heavy. If you want to live in Kyoto and this is your price range, this is, you know, about what you can get. I always recommend Coobe if you uh if you want to get away from the tourism.   1. Ron, i don't know you but i really enjoy your videos and you seem to be a super guy, please do not stand on that balcony again.

  2. People would be surprised by how little importance cracks can be as well as age of the house. It really depends on if you know what you’re looking at in advance, and you’ve got some carpenters that have the skill to deal with it. I do think that house is definitely over priced for the amount of work it would require. That’s more of a ¥6 million Max before taking in location considerations.

  3. Too much work to be done in this house. I'm surprised it's still standing. It's a shame that these houses are so neglected.

  4. Horrible place, but reminds me of the old classic gaijin house I lived in from Jan 1st 1990. Yoshida House, number 2? An incredible place. I shared a 4 mat room, but later got my own room. The condition of the house was much worse than this one! But happy memories …

You always do a beautiful job a fantastic job with your videos I've been watching it for a long time but I'm still kind of pushed towards Kobe and Nagoya you should do a video showing the the Genesis and what's possible to you can get in those two cities because I think other people would kind of enjoy it too😊😊
