I see a lot of banana plots popping up on vacant lots in Bangkok.
You paid 700,000 or 600,000 bt for that 1.5 rai of land in about 2006 and you say that it is worth 1 M bt now?
That is about 666,000 bt per rai !
I would never have guessed land would be so expensive in Tak, actually I am surprised how expensive land is in relation to wages in Thailand.
My advise would be to grow something on the land to avoid the tax and you can always sell what you grow and might even make a small profit.
Just hire a tractor to plow it and pay some labour to plant and harvest the crop. Alternatively you could always rent it to someone to grow on it.
Land is Tee Din ที่ดิน not tee.
The tax is why owners are planting banana trees or the like on vacant land, even in the middle of Bangkok. Agricultural land is exempt.

I feel like you made a dumb choice into the price you paid for that second piece of land. You got bullied. Looking at where your house is it's in a fairly isolated area. And having a 3 story building in the middle of no where like that… It makes no sense… I would of told her to go for it. 👍 And when she said she was gonna build a pig farm. I would of told her I love pigs and even went out of my way to get a custom shirt with a pig 🐷 face on my shirt the next time I talk to her and told her to go ahead and do that too. I would of had my wife wear a custom shirt with a typical 3 story thailand building as well and in the back of our shirts it would of said "build it" but in thai. We would of met up with that owner to only tell her face to face we changed our mind about building. Remember a river runs through it. She can go ahead and waste the money and resources and you would have been watching her failure and resources get expunged from the comfort of your own home. You got bullied into buying and bullied into paying more than what it was worth. I don't even think it's worth the 1 million you said I seen better land for cheaper and less and your in a rural area of thailand…… You got red flags when you were trying to buy the land with the fake people and then being pressured into buying it I think you got jipped. Those should of turned you off from buying right away. And i wish you wouldn't have bought it and saved your money and when the bsh is hurting buy it for that 100k. Because a dmn river runs through it. It's useless and you got robbed USD 33k for it. But then again you been living in Thailand for 20 years. I don't know what you do for a living or if your just well off and that 30 was nothing to you but… Dang you got jipped

You must have already considered it but clearly you could just plant some banana or mango to avoid the tax and get the guvmint off your back.
U can lease the land n built tiny house in Thailand n when u do not want it anymore…u can sell it.. cost only a fraction… better not to put all you money n later regret. . that my opinion.. Et.

so if someone buys an 8 Rai plot of land for about 6 million baht, then builds a house on it, how much each year would one have to pay on it ? And what constitutes being “agricultural” land? Would a vegetable garden and some animals constitute that?

Under agriculture use can't you just put some animals on your vacent lots? Few goats or sheep? A cow? Would that be enough to avoid the tax?
