I’ve been on some condo viewings recently here in Nagoya for a client of ours. Here’s a tour of one of them.
When looking at condos it’s important to remember there will be a management fee as well as a a reserve repair fee. The management fee is for the management of the building and premise itself. Cleaning and whatnot. The reserve repair fee is to continuously build funds to make needed and schedule improvements like painting, water proofing, window upgrades etc. It’s always a good idea to have an audit done on these fees to make sure they’re being handled properly (make sure nobody is embezzling), make sure there are enough funds for future repairs, and also to ensure there are enough current tenants to contribute to these funds. They will be with the condo for the life of it, and can and will go up eventually at some point in time.

That is a very good price. But you are right, it is a permanent lifetime recurring expense, owning an apartment in Japan, management fees, etc, whereas a house annual taxes can be very low. But still condos can be good choice for some people. Condition looks excellent for the price.
And what are the monthly fees as of now and what train or subway station is nearby? Thanks…

It is scary that you did not mention the monthly fees and I'm too scared to ask because I looked at a property in Shizuoka and the fees were ¥87k per month
One concern I would have is noise from other units and my noise bothering other units. This looks great really.
