Osaka-based Sunada Construction paid $10.3 million last week to buy its second Quality Inn hotel on Kissimmee’s W192 tourism corridor.

The company, which operates multiple hotels in Japan under its Sarasa Hotels brand and the boutique CARUS Cappadocia in Turkey, entered the U.S. market in 2020 with acquisitions in Kissimmee and California. Sunada bought the Quality Inn & Suites by the Parks for $10.5 million during the COVID shutdown. Built in 1989, the hotel has 114 rooms and is located at 2945 Entry Point Blvd., just off U.S. 192.

At the time, it was considered a bold move and a gamble, but the hotel’s location 10 minutes from the Disney parks, generated substantial buyer interest, according to HVS managing director Eric Guerrero, who brokered the sale.

“This was an excellent team effort leveraging three different HVS offices across the U.S. to sell this property. Our national marketing campaign yielded a significant amount of buyer interest, given the high-quality asset and strong location. We had over 100 confidentiality agreements within a few weeks. Despite the financial markets in turmoil due to coronavirus toward the end of the process, we overcame several obstacles to bring it to a positive conclusion,” Guerrero said.

The latest acquisition, the Quality Inn & Suites Kissimmee by the Lake, is less than a mile away at 7785 W. Irlo Bronson Memorial Hwy. The 3-story, exterior-corridor motel was built in 1983 and has 179 rooms and suites. Guest amenities include complimentary breakfast and free shuttle service to the theme parks and outlet malls. The seller was JC Investments, an LLC based in Port St. Lucie that had purchased the hotel in 2016 for $5 million.

Sunada constructs mid-rise and high-rise apartment towers, condos, and hotels and plans to expand its hotel portfolio across the U.S.

“We are challenging the expansion of the hotel business in the world by applying the Japanese hospitality cultivated through the hotel management of the Sunada Construction Group’s Sarasa Hotels,” the website reads. “We plan to expand our overseas business by developing hotels mainly in North America.”

Sunada isn’t the only Japanese construction company to enter Orlando’s thriving hotel market. Construction giant Daiwa House Group entered a strategic partnership with IHG Hotels & Resorts in 2024 and is building a dual-branded Even and Staybridge Suites on Universal Boulevard near Epic Universe. That hotel is slated to open this summer.

Skyview Companies, which was selected to build a Sonesta hotel in downtown Kissimmee, also has a relationship with Sumitomo Mitsui Trust Bank, which provided construction financing for the company’s recently completed Allen Apartments project.

“They’re very excited about the Florida market and specifically our greater Kissimmee market, and they saw the value in it,” Skyview consultant Mario Farias told GrowthSpotter in 2023. “They came in, and they’ve been great partners to us.”
