Atami, Shizuoka Home for Sale

hello this is Ron with Rising Sun Properties today we’re heading out from Nagagoya to Shizoka a bit south of Atami so heading into Atami on the Shankansen and they have the bath up last time I was here this was not on so they have the soaking bath with the onen water you can get to the property by bus or by train this is on the bus i don’t know why uh my Google Maps wasn’t working won’t even show the train but here’s the train ride as well it’s much easier and actually closer to the property uh it takes about 15 minutes to get there from Atami so really easy access to um or from Tokyo just again 15-minute train ride south of Atami here is the bus stop and even in this area there’s a lot of little shops and restaurants things going on so there’s some things to do around the property as well at the end of the video I show a lot of what’s going on in Tommy itself and there’s quite a bit there this is the walk up to the property so if you have a car Yep hey all good uh if you have a car I believe there’s parking at the property it’s a lot easier to get there you can walk it’s a bit steep as you could probably tell in this video so I think where that car is parked right there you could probably park there the house is up on this hill which provides a nice view that’s the neighbor somebody is living there there’s a house back behind it that is vacant right now so steps leading up to the property this is actually uh an exclusive deal i I know the owner directly so he’s offering it at a million yen less than what it’s listed at it’s listed at 11.8 so if you come through us it’s 10.8 million yen twotory 3LDK 100 square meters it’s got two bathrooms about 10-minute walk from the station does have LP gas and I believe septic i’ll have to check on that you can see around the property it does need to some you know maintenance and upkeep uh inside the property as well it’s it is a bit of a fixer upper right now um which you’ll see soon that’s for the water I believe the the heater all the stuff that you see here will come with the property and um I’m using a gimbal and still trying to figure it out and that that kept happening but anyways getting it figured out here’s the back wall that that would be the property line front of the house here does have a key code to get in as well as a key and it does work that’s how I got in so the Gangcon with the first room off to the right and shoe box here place for your [Music] umbrellas pretty standard but it’s there here’s the look out the front door you see that door there is to the living room here is the first room off to the [Music] right again everything you see here would come with the property it’s not a lot so if you want to get rid of the stuff it’s wouldn’t be a lot of work and it’s not all just a bunch of junk so got the closet space [Music] the floors it seemed a little bit soft not soft but just not super sturdy so I pulled up one of the tatamis and yeah I think it’s fine actually it’s just um a thinner piece of wood but it doesn’t look like any damage under there so the floor should be fine did see some water damage that you can see it appears um all in this corner upstairs on the balcony there’s a drain that wasn’t draining so it might have something to do with that but that is uh something to be concerned about and would definitely need to do an inspection on sometimes it’s okay you know but uh something we would need to look into if you were interested in purchasing see here out on the side that could use some upkeep some other apparent water damage [Music] here and here’s a lookout which goes um out towards the front here’s the door door seems to be working fine just have to push that button to close it but it does close and is functioning here’s the living room there are no aircons uh currently installed but there’s a place as you can see up there on the the wall above the window does have a speaker system a lot of the old Japanese homes had these like in-home speaker systems um there’s a light fixture it’s not a big deal but wanted to to document it i don’t know if the speaker systems work but they’re they’re there and maybe you can get them to to function again here’s out the side door these are the panels the shutters that you can use if you’re you’re leaving the home or typhoon’s coming doors seem to be working the screen door was a little wonky but um but it’s fine as is you might want to replace it windows are single pane as most windows are in Japan some of the newer homes are coming double pane nice view outside it is a very nature area you can hear birds chirping all the time there very quiet so if you like nature if you like a quiet peaceful area this would be a good home to have as it is accessible from the train station and um not too far from Tommy which means not too far from Tokyo here’s a height check again I’m about 6 foot 182 cm couple cabinets with some things in there didn’t find any pieces of gold but some things that would come with the home this is a gas so you could hook up like a heater or gas takoyaki maker or grill here’s the kitchen looks like it could use some remodeling those uh drawers are looking a bit older they do function and it’s probably fine just the way it is but if you bought it you might want to think about remodeling and if you do want to remodel this we could po uh possibly work with the owner to either we could our company can definitely help introduce someone who can help with the remodeling and renovations or we could possibly do something where if you wanted it remodeled first we could work it into the sale and um remodel it before you actually um move into the home so that is an option little more complicated but you know we could work something [Music] out there’s where the washing machine would go so in the kitchen bit awkward but um that that does happen in these older homes sometimes that door was a little weird you had to like pull and then push just another door into the into the living room as I said this does have two toilets but I’m somehow did not record i thought I was recording i must not have the first toilet on the first floor so it’s not on the video but it is there so there are two toilets in in the home and a look down into the living room this is under the closet the second bathroom is right there on the left so again I apologize I missed it but it’s there up the stairs plenty of height to the ceiling nice painting could be yours if you buy the house there are two rooms uh on either side and yeah there’s some sun damage there i don’t think it’s a big issue it’s just you know just getting eaten away by the sun over the years this is a little weird cuz that door opens right into the stairs so could be a little bit dangerous if you just wake up and still sleepy and take a wrong step so I would probably block that and just use this other side here’s a room it’s got a pretty good feel to it um closet isn’t anything you know super special it’s not high quality wood but it’s it looks nice and is functional and is is completely fine the way it is everything’s clean i was opening all of these up and worried that some critters going to jump out at me but um no critters not a lot of bugs in the home either so that’s good it’s been baking for a while again some water damage here so might be issues with the roof or might just be needing the gutters to be cleaned you know um the inspector would be able to tell us everything about that sometimes it just needs to be maintained so no one’s living in the home so water just kind of builds up and overall it’s not a big issue uh but again we just have to do the inspection to to find out inspections are about 80,000 to 150,000 yen so not too expensive and definitely worth it i I would definitely recommend doing a renovate uh inspection on any home that you buy that’s a bit older newer homes of course don’t really need to but older homes I for sure would do it and we can help arrange that as well so not a big deal some normal wear and tear here on the the walls and might want to renovate it i think it’s fine as is but it just has an older feel doorways are a little bit low there’s a few of the rooms they have the gas hook up here which is nice in the winter to to plug in the gas heaters and out onto the balcony this is this is a really great part about this property you know it’s it’s got a big balcony it’s out in the middle of the country like I said connected to the um there’s the drain that was kind of clogged up i think some of the water leaky might be coming from um it is connected to the station but you know it’s a pretty large balcony you could definitely have a barbecue and hang out out there neighbors aren’t going to care because there’s nobody really around it’s got a great view fresh air nature so if you’re into nature and that kind of thing is could be a good home for you especially if it’s renovated and here is the bathroom upstairs it’s got the toilet here on the right and the shower and tub down at the end kind of one of those weird doors again newer toilet installed there and this tiny closet that’s tucked away here in the [Music] bathroom here’s a sink again nothing fancy but it’s there and works probably want to upgrade it this is a home that you could buy and live in the way it is now you need to you know uh install some aircons but and then slowly renovate if you want over the over the time over the [Music] years here’s a tub shower [Music] this was built in 1981 I believe so it’s a bit older but it is built on the year they changed the earthquake standard so um so there it is again exclusive deal a million yen uh off the asking price on other websites if you come through us at Rising Sun Properties here’s a Tommy i don’t know if you’ve never been to a Tommy it’s a pretty cool spot actually there’s a lot going on i’m kind of shocked how many tourists are here in Atami of all places so you know pretty popular area lots of shops lots of different places to spend your money and eat good food and drink drink some Japanese alcohol it’s like liquor shops everywhere good atmosphere good vibe you know it’s by the ocean [Music] now look at all that [Music] sake uh yep so you know if you’re interested in a place that’s easily connected to Tokyo um and you like the the sea and being by the water Atami this is kind of the feel and vibe here and the property is pretty close to this area so um definitely worth uh thinking about if you want something off the grid a little bit and out of the city even if you’re not interested in the property it’s just a a cool place to to come visit i mean there’s a million and one cool places in Japan to visit but uh Atomi is definitely worth checking out if you’re in the area lots of tunnels going through the mountains to the property here all right thank you very much for checking out the video uh like and subscribe if This home for sale is a 2 story, 3LDK, 100sq/m home with two toilets in a very quite area surrounded by nature. It’s only a 15 minute train ride south from Atami. The walk to the home is a bit steep, but doable. It’s about 10 minutes from the train station. The online listing says not parking, but we could probably talk to the neighbors and work something out as there’s plenty of space.

We can offer this property at an exclusive price of 10.8 million yen which is 1 million of the online listing price. The place does need some TLC, but it has potential. There seems to be some water damage that we would need to investigate. As far as renovations go, we can introduce someone who would be able to assist with that. We can also maybe work in a deal to get the owner to renovate at a higher price upon purchasing.

  1. Hi Ron, just discovered your channel and have watched most videos now. You are doing a great job, really like the approach you take and presentation style. It will catch on. Love seeing the houses as we are looking at buying an Akiya in Japan. The apartments/condos are less attractive (investment wise for us) because of ongoing property fees etc and the fact you don't own the land.
    I went to your company/real estate website to look for possible houses and saw the info on problem properties (jiko bukken) that have had someone die in them. Would love to see something about these houses, discounts, accessibility for listings etc as we don't have superstitions or concerns about that sort of thing.
