real estate man but today no we’re not in Tokyo uh you can tell by this kanji here right here oh by the way yeah this is new Leo uh thank you to the uh viewers out there the technically uh challenged generation extra here is on board and you will see uh my face much smaller and we’ll try to cover more of the screen because this three ultimately this uh channel is about information and analysis so my face is less important however you do see in the back of me right there on the blue uh uh what is it called blue screen or whatever that is my uh business card there you see right there uh anyhow uh it’s all there for you uh this is Masado which I which is basically on the on the periphery between uh Chiba and Tokyo so I thought that today that we could look uh with the Tokyo bull marketing so bad uh I thought that we could I was trying to think that we could go to the periphery here of Tokyo or the edge of Tokyo on the other side of it uh where the cache is a little bit less and see if there’s any deals but you can see when we come here to Chiba you have the image of Chiba being this little town but you’re here in uh Matsudo it’s coming here to Matsudo station right here and it really has everything right there so that is Chiba right there and we’re on the really on the very that’s it explains it really well uh we’re here on the very edge of Chiba on the doorstep of Tokyo i thought we could come here to see like I said to see if there’s any deals anyhow you can see like uh there’s just everything there now I’m going to stop this video right here at one point in time we’ll come back to it when it’s sort of uh even if I put it up advance it a little bit we could see when we’re up midw walk here a little bit but there’s some very interesting things that I’ve been uh uh looking at here in the uh marketplace and this is where we’re going to be looking here today which is uh you see this is Adagawa right here and this is always going to never say it wrong kach Kachka coup or ward right uh and this here on this side here is uh Matsudo we’ll try to actually back it up here a little bit so we can uh pick up a little bit more of the scale uh of of sort of where we are okay and you can see as as we’re here on the left side of the screen as we get more closer into Tokyo you see going to see more and more red but uh this is the Joan line which is a really great line and uh this connects when you come here into Tokyo connects with the Chiota line which take you all the way to uh Omoando or take you all the way to uh Uehara which is on the very edge of Sedagaya which is almost really though uh near near Shibuya so connect really well with the the Jovan line connect really well with the Tokyo subway system as well and uh I was starting to think that’s why some of these uh the color up in this area here see I don’t know it could be now that we’re looking at the map a little bit more we can see that there’s these are just uh we’re looking at detach houses today and these probably just have larger uh parcels of land uh really interesting placement right here uh again chiva really really big place and uh before the video right here I thought that one of the top I’m going to move out here i want to move out we’ll move up to the more of Put the satellite uh up a little bit more and uh you see like Chiba a really really big place the stuff we’re looking at here today is almost like a uh toliba which is like Tokyo Chiba area but uh I was out here looking at some properties out here just to get a feel of the market and uh this was the map this is the map of the area and uh we can see here is full of uh blue pill so uh you don’t really have to go very far from Tokyo for the markets to get broken okay so uh most of this stuff that’s out here right now is basically unsellable okay look at this sea of blue right here the sea of blue is all around let’s try to pop up even more see we see anything else in there and we can see that on the coastal chiba right here it’s not picking anything up because we got to move into this distance here in the coastal chiba right here is just all these sort of uh broken markets of blue pill even here let’s just like randomly let’s hit it right there what do we got here what do we have here we have one for 1,400 right there let’s get here to the bottom i was looking at stuff here for 30 like 300 here’s one for 520 month uh and it’s not the subject of the video but when you’re coming out here to these areas when you see the sea of blue here thanks to at home uh it’s my speculation that this is totally broken markets or liquid markets i mean granted this is not bad in some ways like you could easily punch back at me and say well you know Tokyo real estate man I can just buy this 101 meter uh uh house here in uh by the beach in Chiba for uh what’s that $40,000 Canadian dollars yeah yen by the way is straightening uh today 101 to the US dollar no one 140 to the US dollar will it break 139 and 101 to the Canadian dollar right now today so uh yeah I guess maybe the deal time is over man the money’s coming back uh the money’s coming back out of the US market and those Japanese funds are moving their money back here to Asia i guess that could be a little I I don’t know where that trend is but uh that that could be initial stages of the trend uh the draining of the American market and the uh uh movement to opportunity and all the people that ran up ran it up they jumped that the funds that just jumped up and then now they’ll move they’ll move their money uh to the uh better deals around and uh the average investor will just get uh stuck with the stuck with the bill of it all anyway uh this here coming back to the main map uh and I was going to stick around here to the Joban line because of its uh it’s a really a JR it’s a JR line and as I said it connects here to the uh to the uh Chiota line here as you come into Tokyo okay now this is the one house I came up there’s a lot of out here by the way like a lot of like uh older stuff uh there’s some cheaper stuff and uh but I think it’s really beating up so I did find a one really good selection in the market I think I thought that we could look at and that was uh this one here for uh 1,880 or yeah right there this 3DK and uh it’s just been updated i I looked at some other stuff here uh which is the one I looked at here this was the red pill the one expensive one we can come back to that after but let’s come here to the uh main one which was No this was the I will well we could cover this one in the first way this is one in the very same area in the very same area for 70 or maybe $60,000 cheaper around there i don’t know what uh it is uh but it’s just an older house we’ll try to click to make this picture bigger right here and I looked at this one this was the one I that was a blue pill uh that was just hadn’t been done everything I’ve done here is a caveat given it that it’s Cheba right here everything I’ve done here has parking there’s nothing that we’re going to look at that isn’t parking because if you’re going to live in this area because one of the good things that market that might be broken that market by the ocean for houses and stuff might be broken however I’ve been there many times it’s a very beautiful place so if you can have a car you can still access that area so my point is is Tokyo real estate man we want to access these areas in Tokyo where the inflation is happening so our our our house or our investments aren’t in danger and then we want to use the transportation system to access those great areas that are still in deflation okay because they are beautiful and they are fun to go to so when I say the market is broken I’m not saying the culture there is broken i’m just trying for people to be careful with their money anyhow just it’s going to be a plain jane house and there’s no there’s not even any internal pictures uh here in the listing so we can just imagine that people have lived in this house for 40 or 50 years i mean we could we can we can already tell we can already tell the owners living in this one and they got all their their stuff there and it they didn’t want to renovate it they’re maybe near the end of their life or they’ve even moved out to the care home and the family’s just trying to sell sell the uh sell the house and you can see the realtors are telling you that everything’s really convenient there which is no surprise at all okay uh come down here to the uh main elements here of the listing 14 minutes away from Kita Koku AI i guess I think I’m saying it right kita Kokubi again we’ll come up to the map to isolate the location uh in more no it’s very good that’s a good deal it’s a really good deal uh but uh keep in mind that it’s going to need another $70,000 for you to have any liquidity on this at all you’ve got to do the second one that we’re going to look at here today you’ve got to do this do that to this one uh to be able to get your U-turnability in it that’s my point because right now the only people that are going to buy this is a construction company i think in my eyes or maybe that construction company for example is you any all the systems here are working it’s on gas there’s sewer coming in water coming in uh there’s no surprises air conditioner here it’s saying uh show you can anything that we look at right here is uh ownership built in 1988 so I think my uh my speculation here is correct 79 meters of land they lived in this house for 50 years they raised their family their kids moved away and now they’re at the end of their life and they’re just time to sell it on or I don’t know there could be a slightly different version of the story but I think that fans of this channel would uh for the most part uh agree with that sort of prognosis and as I said sir currently the owner is living in the unit which is why the pictures aren’t there and they know it’s nothing special and they know it’s nothing to show off so why have showy pictures we could just imagine what it is okay it’s just a used up house coming up here to the uh uh to the uh details of you can see a Japanese like a sort of like a slightly modern sort of suburban setting uh setup right here with the the grid sort of road so we can speculate that these sort of systems might have been constructed in the 1970s and this house was built here in the 1980s for example i don’t know we’re on the planning books in the 1970s so we can see again we’re just on the edge of Tokyo tokyo is right here uh where I’m swinging my mouse which would be near my head I guess uh uh with the new layout okay and then let’s move in here there’s going to be no real surprises however I don’t think anything Oh this is there’s no surprises here in terms of like capture we might not have a great Google Maps picture because it’s on this little crescent or uh I haven’t used that word crescent in many years uh uh or culde-sac I think it would be called in other terms like yeah the house is right down there on that sort of culde-sac right there and you could see it’s of sort of medium a little like what would happen I mean is maybe maybe like I’m speculating because oh there’s a house right there so I’m speculating that for example one of the reasons this house uh you can park we saw that there’s a parking spot and I actually did a pretty good job to land right here but maybe it could only Take for example like a cake or like you see that’s right here i think this might be a Suzuki rustler right there so given the uh the width here and stuff like that i don’t think you could have for example a delica and unless you’re a very good parker uh yeah is that a word parker anyway that that tells us about there’s nothing here really surprising here for me this is really uh chiba uh but you can see like we’re always looking for the indicators of uh one of the good things to do is when everything’s not new is good but when you see like like an alternation from uh like this one uh 1970s this one here late 1990s this here late 1990s we know that this orange house that we’re looking at here was built in 1988 there’s one from the early 2000s right there so you see an alternation okay the alternation is the way Japanese uh real estate or Japanese homes go they’re just after 56 years they take it down and they’re made into the structure they would be today so when you’re getting into this house you’re buying land value see they’re very nice dry setup here for the second so I think this is still a good house by the way the more I look at I think it’s a pretty good house it’s pretty good house at a damn good price given uh the backdrop here of Vancouver if you’re in Vancouver and you tried to get a house you can’t get anything for $110,000 so anyway this is a very good one to look at i’m glad like I I I beat it down maybe a little bit it sounds but uh because it’s just going to be a lot of renovation work to be done in it just there’s nothing there’s nothing super any surprising with it at all okay it’s just uh two-level house with uh two bedrooms upstairs and a little balcony okay for a good price but this is really close to Tokyo and it also is very close to Narita airport so uh and with the car and everything like that if you want to go to those beaches in Chiba they’re not far away okay let’s come up here to the other sample in the market I want to look at uh we’re going to look at three here today and one of them is uh one of the last sample we’ll look at is not a very good sample uh the last one we’re going to look at is the million-dollar one in the neighborhood but to look at the million-doll one the million-dollar house it’s really good to understand the bread of the market when we can look at the top and uh and then that red one we looked at that’s about the bottom and this is this is the bottom this is the bottom nice so this red house this house used to be that red house however this construction company or this real estate group this real estate group has construction people that work for them they turned this and they updated into uh 2024 but we can see we can guess that this house was built let’s call it right now you guess right now call in your number i’m going to say uh this is 198082 this one was built in 1982 okay go through the pictures see uh by the way deal man I talk about this how the this sort of darker color has been sort of uh popular in recent years and uh but everybody does everything so nice they did the darker color and then what did they do they put this nice wooden door here with a nice wooden contrast just nice how things are done this done a pretty good job even from this first picture you can see in in the update uh oh I’m sorry maybe that was the last picture uh but there is parking you can see right there uh uh I got it here there’s parking and there might be when we look at the map we can see if we can get a fullsize car in there or not uh cool oh this is not i mean I don’t know if they even updated the floors but doesn’t look bad to me it could be like one of those minimal updates you know for what is it $180,000 like what else you want that’s really good deal and I keep talking about has a three cornrow stove right there and just a simple kitchen and a lot of this stuff is standard so even if you have that red house when you take your tape measure from here to here and measure and from there to there to measure you can just order all this and I’ll bring it down it’ll It’s simple you could update that switch but they didn’t update it it’s fine too you know yeah and you can see like a they might have just put the flooring in here this is probably like uh maybe originally a tatami room and they just updated everything with the closets and stuff this is like a minimal uh turnover job but I’m not It’s I don’t know it’s nice and it’s at it’s in a really good location a good price i can’t get you these kind of prices for a detached houses much in Tokyo anymore they’re just you just can’t get them it’s just gone so that’s why uh we’re looking at here on the edge of Tokyo and you can see any none of these doors here were updated it would be interesting to see what the actual centimeter is between there and there hopefully it’s not 178 which was a standard of the time hopefully it’s a little taller than that so that would be a restrictive thing for a person like me uh I just have had a lot of concussions from doing like uh playing American football and also from doing lots of construction over the years this is nice yeah you’re probably talking real estate man do you have CTE we were thinking that anyhow this has all been updated right there and again this is $10,000 job right so this was done by the construction company but yeah maybe by this construction company it’s a $10,000 job for me but maybe it’s a $5,000 job for them because they had this in their inventory i don’t know and they got uh laborers who can work for cheaper for example anyway everything’s been updated here it’s just a plain Jane house and you can see here I think my speculation was right that you can get a car in here but it’s going to be kind of like one of these K cars but hey that’s good enough most of the countryside in Japan are on K cars anyways and uh you don’t use much gas and you got to be a good talented parker uh there’s a full-size car right here though and uh I don’t know we got to come in here and to to see where it sits in terms of the integrity or the placement inside the neighborhood come down here to the uh details of the listing again 16 minutes from Mount Station which is one of the capitals of uh of uh Chiba and sits on the uh on the edge it’s on it’s on the 16 minutes from the JR 16 minutes away from the Kes the KES line of course hooks up with Ueno here you can see the address is in uh uh chiba chibaken matsudo shi matsudo really easy matsudo it’s in matsudo een hapyakahachi juman 1,881 all the systems here are working we know that this house has recently uh been updated 3D okay 64 meters of so a little bit uh less so you can see the squeeze of price and stuff like this probably went for cheaper than that red one went one went But everything’s been like slightly updated I guess you could say and uh 56 m of internal space just enough oh at Tokyo Real Estate man I’m wrong this was 1969 but uh luckily here in Chiba the lot space was a little more generous than you get in Tokyo and uh that surprised me and uh uh yeah just surprised me but there is still room for a K car uh show you can kind of which of course is ownership and uh yeah there’s a vacant house there’s no owner living in it right now obviously as it’s ready uh for the spring market right now i think this one’s going to move though i don’t know you can let me know you can let me know in the comments if you think it’s going to move this is we’ll move out first before we move in so you see the uh where this is so yeah it’s sitting on the very edge the very edge of Tokyo right there so yeah in a way it’s good because you get everything modern uh sort of like not it’s a 1969 house but at least updated to 2025 so room for a car you can go this way to Narita you can go to the beaches you can access the trains into Tokyo and it’s not too expensive so move on closer in this is the And we’ll have a look at the the placement of this house we saw that was it looked to be like down some sort of culde-sac but that could be I could be wrong we could be landing it right in front of the house indeed right here right now let’s have a look oh it’s a nice This is not a surprise for me oh look at that that is that the all day let’s How much is the parking there we could Can I move in closer i guess I could That might be 660 for like the nighttime parking usually for the night time or is it all day parking for uh 660 i don’t know that could be usually for the night time see what it is during the day it’s uh during the day it’s 220 uh yen for every 60 minutes but if you come there at night time usually from uh 800 pm to 800 am okay it’s 660 all night long okay but uh this is uh see this guy this guy is working with his ladder here maybe he’s working he’s an air conditioning guy and he’s parking here in the neighborhood and where did I land us by the way did you land us by the house tokyo real estate man oh my god oh my god yeah going over the details of the parking here we go try to land us in there i wonder if this is a Phantom house where it’s not really showing it’s not really showing uh the location in some ways uh as maybe they don’t want to show it for some reason i don’t see the house mark anywhere here uh but it must be pretty close to it but I don’t see the sort of Oh wait there’s a house mark where are we are is Where’s the house mark is that That’s not the house there no that’s not the house house it was painted okay where’s the house mark i saw it i didn’t see the house mark is it over here oh god tokyo real estate man you are a disaster man was it down here maybe was it in that sort of alley okay i think this is basically the phantom uh the phantom house mark and uh this real estate agency has outsmarted me so it’s a it’s a phantom uh the phantom house mark i don’t know if the house is there or where it is i think it’s going to be close to here we saw in the pictures where it sort of sat uh I think when we come up here to the pictures as we saw here uh come up to the very end here right it looked to be it looked to me uh I didn’t see that road right there but when we came here to these one sort of uh where were they these driveway pictures that we uh that we sort of looked at well there was there was one sort of driveway picture that we were able to I think it was the one back from here this one back from here we could see I was trying to speculate that it was on a sort of a narrow culde-sac way for example that might even be the realtor the real estate agents cars for example and they’ve taken they’ve moved their car out of this spot so they could take the picture to establish that this does have parking and you can see that they painted everything on the outside anyway another one they’re just looking looking at some stuff here in in uh in uh uh near Chiba I guess or the frontier of Chiba the one other one that I thought we could look at was this one other red pill can just do it really quickly uh it’s not a I mean this is going to be more of an established uh an established uh person coming into the uh uh from the Japanese marketplace probably more established than once a $1 million house in this area but you can see it’s a very beautiful house indeed all tiled and everything like that so that’s what a million dollars built how many bedrooms is that right now i don’t know like uh like what four or five four or five bedrooms I guess uh just it’s a very nice house double car garage everything yeah this would have been built like for sure in the 1990s I’m guessing and uh nothing’s been sort of updated it’s all a little bit weathered but still a million dollars i think I looked at the uh details of the listing it’s a nice house uh and it was going for uh I think it was like 195 mters of land and you can see like in the back here there’s a nice place for people to have the yard this of course is the end of winter sort of yard so these uh features are likely taken uh in February uh maybe even of this year but yeah very pleasant house right there i did uh look at it earlier because it was a million-dollar listing and uh there’s some things I liked about it uh that uh in this neighborhood you can see there’s a little girl’s bike and uh right next door you have a family with a car looks just like a Toyota it’s not a BMW or like what I call a Gisha which guy is same as Goku Gin guy means outside or foreign and then Gisha is a foreign car uh you can see though everyone’s hooked up into like the car system but we see some newer houses right there uh and this one for a million dollars it’s really interesting to know whether this is going to it’s not really all that bad a house but it’s like it’s just like not 2025 in term of how the eye catches things like uh so wonder what this was uh we can come down here just to see what the actual date that this was sort of constructed and oh yeah it’s not not even that old 2000 uh 2002 yeah so it’s interesting to look at but that’s what a million dollars right now and the other thing I could covered just briefly to confirm with everybody right there would be the uh the size of the lot and I was wrong I’m sorry is 300 uh here’s the internal space of the building which is uh I guess 2500 square ft or 2 or 237 meters and then uh the uh 305 meters of uh land with the uh with the property itself so yeah that’s what a million dollars gets for you there in Sheba anyway come back here to the uh video to end on uh just about uh I’ll try to skip along here so we can see what you’d be kind of like this is getting near uh you all these people that will watch this channel you’re all Japan files and this is not visually surprising oh there’s that word no way that’s great no way uh uh you this is not a surprise this is totally uh the These are going going for 60 70,000 yen a month for their rental units you can see the Japan Post guy jumping out of his You can see there’s a parking lot with some empty spaces in here yeah when you’re looking around doing your searching it’s often good to look at the parking prices too uh as a really uh interesting indicator of the neighborhood uh you can see a young person there so right along the Joan line in the like I said like we went to that other map in uh far away Chiba those are great places okay but you didn’t have to go very far for that deflation or that valuess or the lack of a U-turn or the lack of options in your real estate uh to come what is this right here performance issue alert thank you very much not with my wife i don’t get I don’t need that alert sorry sorry everybody the Tokyo real estate man is getting disgusting on you but uh yeah you can see the all the the indicators are here even from this 30 uh I’m just so tremendously uh overwhelmed with all these video resources as a real estate person that these uh street vloggers are bringing to us and everything like this because to me it’s just amazing oh there’s a tile building right there concrete tile building okay anyway another video
