  1. Itโ€™s decent. When I see a property like that, I think โ€œsecond homeโ€ or โ€œprivate officeโ€. It definitely will need about 5 million yen in renovations, including probably a retaining wall around the front end of the home to stop the erosion. The driveway doesnโ€™t need to be widened if you build a wall. Iโ€™m not too worried about mudslides in the back since it always has retaining walls there as well. For the price, itโ€™s not that bad, but youโ€™ll probably have to do a decent amount of work on it to get it livable, but probably slightly less if you want to use it as a second office.
