  1. For $26,000 it's decent. I'd guess you'd probably need to put another $30,000 into it to make it livable.

    Probably $20,000 for wallpaper, re-doing the bathroom, flooring, etc, and then $10,000 for the leaky roof. It also depends on just how much water damage there is from the roof itself.

    The other downsides are the fairly long drive to Fukuoka proper and only having one toilet. I see the potential, though.

I would give $10,000 5,000 for paperwork and back taxes a total of 15,000 because there's going to be a lot more maybe 30,000 maybe 35,000 in renovations and and it also depends on how far it is from the nearest train station and shopping area for if that would be possible I would take it right now😊
