so have you ever wondered how much it would cost to build a Japanese house well in this video I’m going to break it all down for you so without further Ado let’s get at it today I’m showing you a common style Japanese multigenerational house which means it provide separate living spaces for two families so grandma and Grandma can live along with a family and before we get into it full disclosure I’m not getting paid for this video by this company rather I thought sharing the cost of building a house in Japan in today’s current economy would be interesting so I asked with Earth home if I could give a Japan house tour while explaining their costs and they kindly agreed so this house is pretty interesting cuz it has this front patio area you know just to hang out in the front see the neighbors you don’t usually see this I mean you see this depending on the house but sometimes people will build a fence around here so you can actually see but yeah it’s a pretty cool front area but let’s go inside okay so here we have the front entrance area also known as a Kon looks like right here you probably have the shoe closets and then some more storage here and what’s also interesting is they have this storage space a little bit they have kind of like this half wall here separates the storage area so if you have your stuff that you need to like readily access like umbrellas or sports equipment or whatever you have that and you can just grab at it when you need to when you like go outside what it’s kind of cool is to have this artwork design I guess you can kind of change that you can put a statue of something if you wanted I don’t know what kind of statue would you guys want as I go through this video let me know what you guys like let me know what you guys don’t like what you would change how you guys may like configure it yourself and how you do things always i’ like to know in the comments okay let’s keep going [Music] okay so the first thing you notice is this living [Music] space okay so let me explain a few things so this house cost 88 million yen about $560,000 to build before tax and without land given it’s a total of 316 square m that works out to be about $1,800 per square meter or $164 per square foot mind you that the cost fully ensures that it meets all of Japan’s strict building codes to ascend at M7 seismic level earthquake oh and you could build a house with all the furniture appliances decorations Etc you see today included for 93 million yen about $593,000 so what’s kind of cool about this setup here is that you kind of have this L shaped couch that opens up to the dining area over there you can watch TV here to the side and then it also has I believe this is a fireplace let me see if I can figure out how to turn this on I guess it lights up and the heat generated gets pushed out into the room oh and if you are interested in getting heated floors a rough estimate for installing a floor heater would be about $250,000 Yen $1,600 per 12.5 square m it gets pretty cold in Japan so it’s very common to have one nowadays especially in the main living area so I also kind of like this I guess sunken ceiling or lower the ceiling to just give separation from the dining room and that TV room area without actually like closing off the space then you have the dining area here what’s also pretty nice is that you have all of this storage area here yeah for like all the plates and [Music] stuff okay so this is the kitchen area as you can see you have a decent size sink over there you have the IH stove you have fish grill you even have like a little dishwasher you have some storage beneath there and then just right here here you have a space for your garbage bins your microwave you can put your coffee maker right here this is kind of like your mini Pantry area so this buildout for this system kitchen area would be roughly around 2 million to 3 million yen which works out to be around $113,000 to about $20,000 it really depends on how much storage you have like what kind of stoves you get type of sinks you get but you know generally around that price so let me make my way over here which is the tatami room this is where the grandparents kind to hang out and they can also use this as their sleeping [Music] quarters what’s also pretty unique to Japanese houses is that you have these sunken tables you know if you’ve ever been to a restaurant or anywhere in Japan that has these katami tables and they’re really low you R to sit on the ground but it gets really tiring but this way it’s easier for people to sit this table is removable so you can take it off and then you can put the tummy here obviously there’s different configurations but yeah this is one of the configurations that you can do Japanese modern houses are commonly built with flooring but it’s also common to have a room or two as a Japanese tatami room for guest rooms or for older members of the family it costs about 50,000 yen to switch to around a 10 s met tatami room and about $500,000 Yen $3,200 to build it with a sunken table which requires additional Construction for the raised floor to create the leg space so what’s interesting is you have this kind of sink area obviously for people to wash their hands and then you have this table right here and they described it as a place to make SOA but I guess you can use it as kind of like a dining table as well but yeah then you have the stairs which is quite interesting because these stairs go up from this side and that side as well to the second floor this space is known as a Doma a workspace with usually packed Earth or sometimes Stone traditionally it’s located at the entrance to serve as a transition space but I guess in this modern house it’s a space where you can be creative okay so now let’s go up to the second floor where the second family lives oh these stairs aren’t so bad I’ve been in Japanese homes where the stairs are super super steep it’s probably generally why you don’t have the grandparents living [Music] upstairs so this is the toilet area it’s a pretty standard it has your jack Japanese toilet which you guys know I love so much so this probably cost around 200,000 Yen which works out to be like $1,200 to build this out look at the assortment of controls there let’s see what else is going on in this second floor so obviously this is the family kitchen area again um this is probably around 2 to 3 million yen build out like this system type kitchen so that works out to be around 13,000 to $20,000 by the way in terms of time it takes to construct this type of standard house in Japan it usually takes about 150 days and considering the time to plan and design from signing the contract it takes about 200 days on average how does this compare to your country is it fast is it slow let me know in the comments so one thing that I would probably do here is I would actually make this back area just a little bit smaller and then I would move the stove to this center aisle here maybe make this a little bit longer and put the stove and the kitchen sink right next to each other and then make this island bigger so that you can see people right in front of the stove so you can cook wash dishes and you can talk to everyone I would perhaps just put like a TV right there as well instead of a mirror but you know continue on this right here is the living room it’s you know obviously connected to the kitchen dining area I like the fact that they have a pee on the wall what’s also pretty cool is they have this balcony area outside so if you wanted to like open up some of the the fresh air and let’s just quickly step outside okay yeah so this is not bad thing is this place it’s wide enough so you can have your kids play and if they want to do little arts and crafts outside or blow some bubbles or do whatever some other things to know is that some of the structure is constructed with components that are partially assembled in the factory while windows and exterior wall tiles are installed on site and after handing over the house to the owner there’s a 50-year support agreement included that maintains a house is living quality for those interested in installing solar panels in a battery system it costs about 900,000 yen $5,700 here we go so this is the bath area first of all you have the sink right here which is nice cuz it’s like it goes into the open space if someone wants to just use the sink from the kitchen I guess there’s a sink over there as well but if you need a second sink to wash your hands then you can use it here and then going into here this is the bath area [Music] okay so this is uh pretty much your standard ofo so what’s unique about this system right here and you know something that I’ll probably tell for the rest of my life as long as we’re in Japan basically these baths are all automatic so you dial in the system like how hot you want the water to be as well as the level of the water and it’ll do it all for you automatically you press a button and then after 10 15 minutes later the bath is ready at the perfect temperature this one is um a little unique it does have a little place for you to sit down you can see there is a hook here or not a hook but a a pole to hang your clothes because this room also will serve as a dryer so this system bath will roughly cost you around 800,000 Yen which works out to be about $5,000 there’s one here but if you wanted to install one downstairs that would be the additional cost [Music] so as you can see this is the laundry room they have the washer and dryer stacked just on here just behind me they also have a place to hang close so you can just like pull stuff out of the dryer if you don’t want them to get wrinkled you put it all here it’s a nice space and then you even have kind of like this desk area you can probably use it as a private office if you’re a dad trying to work from home and you don’t got a lot of space you can probably use it for that you can use it to fold clothes or you can probably just use it like as a sewing room or you know do whatever you want so these things right here pull down and there’s another one over there and you just put another pole here so you can even hang more clothes I think we missed something earlier this right here looks like the I guess Pantry area you have shelves right here look at this you have places where you can kind of store your food pull out and there’s another one just right here attack it from the other side so you do have some shelving here for keeping all your food anyways let’s continue on cool and then here you got this like little desk area kind of office play area depending on if you have kids you might want to just use this as a place where they can play or if you want to have them a study you know it could be like a study room for them there is no wall so it like keeps it open but I think raising the floor like this separates it from the family room the dining room room just makes it its own little space they hung a bike here but just thinking to get the bike down on the stairs maybe a little bit too much maybe it’s just for design cuz I would not put my bike up here I would keep it downstairs there’s a little cool tool set right here interestingly they’ve got a kickstand apparently this bike doesn’t need a kickstand anymore it’s hanging on the wall forever let’s go [Music] upstairs okay so I think we’re making our way to the main bedroom right now oh look this is actually another toilet so I guess you don’t have to go all the way down to the second floor if you want to use a toilet just design wise but it’s fairly similar to the other bathroom then oh so this is the main bedroom oh okay so this room is fairly nice so I think this is like a double maybe a queen size have this little bookshelf right here I don’t know if I would have a bookshelf in my room maybe just have a TV there maybe a painting maybe not books I think that area is also pretty cool um for at least my wife who wants to do her makeup this area right here is quite interesting what do you call like a TV room or a chill space like if you’re tired of maybe sleeping on the bed you can come here looks like there’s a projector right there so it project on the wall you can also put a TV on there and then you have this balcony area outside here one thing that I forgot to mention that I haven’t mentioned yet is they have central heating here it’s it’s quite new in Japan and a lot of houses have independent ACS in each room so you have one like per room but this house it has a central heating and cooling system let’s go check out the balcony really [Music] quickly this balcony again has not much to it little balcony if you wanted to get some sun some air the wall is pretty high and I think the reason why they have it so high is so that we don’t see into the bedroom okay and I think here oh yeah so this is the walk-in closet right here it’s pretty spacious you got two levels here what’s interesting is that the person that’s living here has all white clothes you have one room left which is right here [Music] so this right here is the kidss room and just looking at the design I think it’s a girls room you got the dove up there you got a little cute little bunny rabbit right there dream catcher but yeah decent size closet chair area here just to like hang out and then you have kind of like a place to study let’s see what kind of book she’s reading though so it looks like she has variety of different books she likes to read she likes to read Peter Rabbit it looks like she’s reading the Willows in the winter and uh Memoirs of AA okay so that is the Full House Tour and how much it would   1. bit confusing and hard to get the total combined cost of everything… number in different parts of the video don't make it clear. would be better to have a final summary breakdown of total cost at the end. Also would be great to have more of real estate videos like that 🙂

  2. Quick Question how representative is it really to show a house in the Tokyo area since houses there are usually more expensive then in most other areas in Japan ?Is it safe to assume that in ther areas its up tp 30% less expensive?

  3. It’s funny how wealthy people have houses that are like cosplaying being lived in. Every expensive house tour has the most unergonomic layout, almost like nothing is actually supposed to be used

  4. I'm old, retirement is coming into sight, accademic and worked in good paying jobs. And yet, if it comes to housing cost, I feel like some bum hobo.

  5. A very interesting and insightful walkthrough of a modern western style Japanese house. I’m shocked to hear the build time can be as low as 155 days. While where I live the average build time for something similar would be 1.5 years. You get 50 years guarantee on the build? The only thing I found extremely expensive was the kitchen, while the toilet and bathroom were relatively cheap. The only way that would work if they were some mass produced modules that you can customize to a certain degree and just slot into any house. By chance is that a model of your new house?

  11. I find it quite fascinating, that in such a big House you only have such a small Dishwasher but a Sink the Size of a Bathtub.

    I mean I like the big sink, but I would also prefer a European standard size Dishwasher.

    And a Gas Stove, there's nothing more versatile and practical.

  12. Frankly, it smells like a hospital, aseptic… At its best, that house interior is like Marriott Strasbourg, France, near the European Parliament! "Sans âme" French qualify such a "soulless" interior! It's not about architecture but about copying each other's modern sense of "comfort". A kind of luxury ikea-style stuff…

  13. A house like this would cost 3-5 times as much in Czechia, and unless you "know people", the permit process would take multiple years.
